Where the Santa Clarita real estate search engines fall short

I know you know that I am a big fan of technology and search. ?It is very important for Buyers of the World to find the most accurate renditions of the Sellers Listings that are currently on the market for sale. Without any ?fail safe? mechanisms or ?policing agencies? in place, some of the Real Estate syndication websites are posting the following ?misleading? property types:

  • Homes that are in escrow ? showing up as active
  • Listings that have been sold in time past but still are getting GREAT traffic for the syndication website so that syndication site is keeping them as appearing as active(scandalous)
  • Pre Foreclosures and Bank owned as if the real estate buyers can purchase them without an issue
When searching on-line for real estate properties, make sure your local Santa Clarita real estate agent is giving you the right goods to search. ?They should have systems in place so you can search without having to worry about your personal information being sold to the highest bidder. ?In addition, their systems should update much faster and with more clarity that all of the Real Estate syndication websites. ?Your agent?s system for search should be based on the IDX ? internet data exchange ? principal.

That is an agreement and data feed that the syndication websites cannot get. ?That feed is only available to individual Realtors working under a Licensed Broker. ?Those agents that have IDX being displayed also have to be full members of the National Association of Realtors and in CA ? the California Association of Realtors (NAR and CAR). ?On top of that, those real estate agents have to be a member of ?a local Board of Realtors ? In Good Standing. ?

Most syndication websites are built around generating?income for their owners. ?They want to sell your personal information to the agents willing to pay the highest price. ?We don?t appreciate that type of business model due to many people being misled as to what the websites actual intention is. ?If they just had a large disclaimer on their website. ??Your personal and private information is going to be sold to multiple real estate agents hungry for your business!!!?
